View Full Version : Annual Gas Safety Inspection for Subletting

As many on here use your caravan for sub-letting, an excellent way to bring in extra income and help towards ground rent, I thought I had better remind you all that you require a Leisure Industry Landlords certification.
This is a legal requirement the same as if you were to rent out a flat or house.
I know many of you more experinced owners will be on the ball when it comes to this but many new owners do not realise this and I cannot stress enough the importance of getting this done.
As a static caravan service provider this is something which I am able to offer and costs start at £45.00 inc vat. We are fully CORGI registered and insured our CORGI number is 232289. This is for a full inspection of all appliances, flues, pipework and certification, though if any repairs are needed this is an extra cost of which a quote will be issued for you to OK prior to any work being carried. Small repairs will be carried on the day and depending on the cost could be included in the cost of the inspection.

I wish I had read this earlier, I have just had a check done by Haverwarm Care in Pembrokeshire and be issued an invoice for £213.84!!!!! Which I am currently querying. What do other people pay?

Dan, have you noticed the date of the thread??;)
It might have gone up since then-but probably not by that much!!
I'm toying with the idea of having it done, but I'll have to check if I have to go through my own site to get it done...

electric and gas safety checks £140 all in
around 65 for just the gas check

Hi, our site charge £65. but a corgi LPG registered plumber does most private vans for £35. Parkdean have now said non hire vans must also have yearly test.

I have just had an annual gas safety check done in a rental property. £65.00 but this was to check all appliances, central heating boiler, and seperate boiler for water. I would appear that static owners are charged top whack for everything! This is something I pay for personally incidentally, not the tenant. Does it apply to owners who dont rent out?

Its not law for owners to have gas test just another way for sites to make money

If we dont have a gas safety test then the site refuses to supply us gas bottles.

This may be so but what about your own safety , do you not think that its a small price to pay to save your own lives.

it is indeed a small price to pay and get a smoke alarm or two and a carbon monoxide detector...
i was wondering do the site write to let you know when it is due?

I know what your saying but does every body have a yearly test on their home unit? I dont think so. In saying that i do have our non rented van tested one year and serviced the next.

parkdean charged us £125 last year for our rental so this year we have a bloke from the private site doing both vans for £80, it makes it easier for us as last year we missed out on 2 weeks of renting as parkdean left our van until the beginning of april even thought we paid for it to be done before march

Hi Challybaby, sounds like your PD site are a lot more expensive than ours, £65
but we are now getting it done for £35

WOW!!!! thats a lot. Did you have to have any work done???? Sounds like there must have been a few parts replaced. New autochangeover valve by any chance??
would be interesting to know.

Nope no work done, checked the hob, gas fire, water boiler, oven/grill and central heating boiler. Just checked the flame colour, pressure tests and smoke bombs up the flues. Most I have ever paid anyone for an hours work. Lesson learnt.

We pay 115 € for winterisation (drain down / restart - air locks etc) and gas safety inspection.

Hi Angela,
Our prices have remained pretty level, even since the date of my original thread. We like to stay pretty consistant. If there is a group of you on the same site who require a gas safety inspectiion, both for subletting or just because your park requires all owners to have an up to date certificate, we may even consider dropping the the price if you were all to have the inspection done at the same time.

the site that my van is on charge £200 per anual test which is £100 for gas and £100 for eletric and you have to have it done via the site.

HI all, with the season just round the corner, do not forget to get your safety inspections carried out prior to sub-letting. Most sites would expect you to have the relevent certificates for both gas and electrical. We can help with both. Prices start at £45.00 for an gas safety inspection and certification no parts fitted.
We also do PAT testing and fixed wire testing, in fact whatever your site requires, we can do.

We have to have a gas and electric check every year on our site. Last year the gas engineer left his screwdriver inside the gas fire and didn't turn our boiler supply back on. The site had to call him out as they didn't know what was wrong with gas supply.

we have to have gas and electric safety check every april.when we moved on site last september we had to have one then.the gas man left his henry hoover behind still plugged in in the lounge.

Well, when they brought the rule in, at first they wanted us to pay for yearly checks done but somebody on the site argued that as we don't (can't) let our vans then the new law didn't apply to us. So they gave in (a little) and said the checks had to be done every two years.

Of course, it's just one more item to add to the checklist of things I need to check with any prospective site owners while I'm searching for the ideal spot - can I arrange the checks myself or do they insist on sorting it out themselves?

our site insist we use their gas engineer.i,m happy to have it done every year,for safety,s sake.

i obtained my city and guilds as an apprentice plumber/heating engineer over 30 years ago, but am no longer considered competent under the current regs, however that doesnt mean i dont know what is involved in carrying out a gas safety check - so i would suggest that the check is also a regular maintanance routine, and can enhance the life of your van (and boiler/water heater)

if youre subletting then i would also suggest you may need an electrical safety test aswell, i dont know whether they are legislatively required for caravans, but they are for domestic property rentals

I have no idea what our site charge as from this year. It is all now included in our ground rent, and that includes the allual drain-down charge. The overwinter storage is extra.
