For sale is this luxury caravan , it is and ABI 2005 Westwood, 6 Berth. It is situated in a well sought after holiday location , Golden Sands Holiday Park. The park is open 12 months of the year and has recently be graded as 5 star by the Welsh tourism board. The size of the caravan is approx 38 foot by 13
foot. The caravan is fully double galzed and has central heating in every room. It is a stones throw away from the beach and the park has direct beach access, making the trip to the beach so easy!! The caravan has a main living room with free standing furniture (two one seater leather couches and one two seater leather couch (which fold out in to a double bed)), electric fire. There is also a cabinet for lots of storage. The living room is bright and spacious with doors off the living room opening out to provide a living dining area if desired. The kitchen/ diner has a table to seat four people, and the doors open up to allow a living diner are, seperate fridge and freezer, microwave, kettle, toaster, toasting machine, gas cooker (with extractor fan), gas cooker and grill (sorry the washing machine does not work). The twin room has two single beds , wardrobe space , draws, overhead cupboards and a mirror. The master bedroom has a kingsize bed, walk in wardrobe, en-suite entrance to bathroom, under bed storage (ideal for suitcases), dressing table with mirror and stool and plenty of storage space. The family size bathroom has a walk in shower, WC, mirror, sink and a bath. Golden Sands Holiday Park has had over 2 million pounds spent on re-furbishment over the last couple of years and the park facilities include, heated indor swimming pool with small toddlers pool and bubble pool, a large amusement arcade, a family club (showing football and sports), a new large indoor soft play area, a sports court, restaurant, Chip shop, shop. In 2010 the park extended the size of the club, indroduced a Base club f for 12-17 year olds (supervised) where they can hang out, play games consoles, darts, pool and table football, built the new soft play area, extended the mini-supermarket, rolled out a new entertainment programme, built the new lighthouse entrance and the new david bellamy centre. And only recently the outdoor play area has been completely re-vamped and is ideal for children.

Hi, welcome to the forum, you are selling a beautiful caravan.
A link to the site may be helpful please, plus site fees, age restrictions on site, and is there any decking at all? Any outside storage? Is gas mains or bottled? Does your site allow subletting? Is there any parking area next to the caravan?
Any extra information would be really good, you have done a great 'sales post'!

The site fees for last year were approx £3800 for 12 months but any new buyer would need to confirm these. There are no age restrictions on the the site and the can has no decking or outside storage. The gas is mains and the site allows subletting privately.

yes unfortunately they do, but that would come out of the final sale price and not be added on.

Good luck with the sale Louisa - it is a bargain. Our site would probably want £40K plus for the same van.:) Obviously, that is to site it on our site though lol

site fees for 2012 £3900 plus because the sale is going through privately the buyer would be expected to pay an additional £750 per year on top of this

They do seem steep, especially with the extra £750 per year but, it can work out cheaper in the long run. Say the park were selling a van for £40K and you could get it privately for say £15K (including any transfer fees, etc.) then you would have obviously saved £25K. Then say you kept the van for 10 years and paid £750 more site fees than those buying a van from the site - then that is £7,500. Take that off what you have already saved (£25K) and you have still saved a heck of a lot of money (£17.5K) by buying privately rather than from the Park.:)

That's a lovely van.I've heard a lot of talk of Golden Sands in Towyn.I would love to own a van on there but the fees are more than double ours on Abbeyford. Just out of interest,has the site offered to buy the van back at a good price or have they offered you peanuts?

Out of interest Louisa, what are your rates and water charges on your site? Also, do you get a discount off the site fees if you pay them in full by a certain date each year?
Would a new owner be allowed to keep the van on your current pitch, or would they be made to move it to another pitch on the park by the owners?:)

our gas and electric combined was around £600 and water rates £150 this is what we paid last year. any potential buyer can keep the van on the pitch it is on.

I know its probably not very helpful to you with site fees due etc but you'l probably have better luck selling when the season starts-we had a tourer a few years ago that I couldnt shift all winter-as soon as the sun came out I could have sold it three times over. If the worst happens and it doesnt shift now, why not let it until it does to recoup some of next years fees and have it up for sale at the same time?
If its a private sale, can you put a sign in your window to attract interest over easter when the bods hiring vans are down, and "sell them the dream"?

Blimey your gas and electric seem a bit steep, did you use the van all season or did you rent it out? Your water/rates are cheap though.

Hi again Louisa, I hope you sell your caravan, we are all asking these questions if not for ourselves, for any 'newbies' who read this site but may not post, all this information that you have kindly replied to is far better out in the open, any future buyer is then able to make an informed decision, and you will be much less likely to be messed around by 'time wasters'.
I agree with the suggestion as regarding letting it, and 'selling the lifestyle', this may be a good option for you, and would help towards your running costs.
Another consideration would be if there is any outstanding finance on this caravan (you do not need to say on here, that is your business) but you must be honest to any future buyer if this is the case;). Just thought I'd mention that....
As mentioned before, there is Preloved, UKCampsite (not just for tourers and tents) and Gumtree you could try as well. Are you allowed to advertise on site or in local shops/newspapers?

hi yes we used the caravan all year round. we are not interested in renting out the van. there is no outstanding finance on the van. we are open to the idea of selling the van on or off site .

thanks for your suggestions, however site fees are not worrying us and were not in a position were we have to sell in a short space of time,although looks like it will sell fairly quickly as we have had alot of interest. we have advertised on a number of sites and it seems to be working :)

hi everyone just a friendly warning. we recieved emails the last few days from someone offering to buy our caravan. the initial email stated that the buyer was a marine and could only pay paypal. they asked us for our paypal account details and we refused. he then came back and offered a certified cashiers cheque. i advised the buyer that would be fine however the bank advised that once payment had cleared to then wait a further 10 days before releasinng the caravan to him. he then got back to me and offered me a personal cheque and asked for my name, addess, phone number. these emails appeared to be scam emails as initially this person said they could only use paypal because they dont have access to there bank. also they spoke about having a shipping company to remove the van. just be aware of people asking for all your details and for emails saying they have a shipping company. the email was sent by the name of curtis merges.

the name sounds dodgy doesnt it ? i would be so careful with people even thru pay pal , my sister sold a computer to someone thru paypal she bhad the funds in her account , he called to her house for it and by the time he was down the road with the goods he took the payment back never to be seen again , i would only accept bankers draft or cheque with clearance well and truly in my bank account ,

The scam is to get your details etc.then raid your bank acount.the last thing they wanted was a van as they are 1000s of miles away.

The only paypal details anyone needs to make a payment is the sellers paypal email addy.
Apart from high charges paypal is a wonderful payment method to make and accept payments from internet. ( I personally would only accept for small payments)
Cheques or drafts even when safely (??) in your account can be dishonoured for a period.
Safest payment is faster payment (old name B.A.C's)
As stated, it is scam and the sellers bank details are the target.

I know Topper - the point I was trying to make was that I wouldn't entertain anyone trying to buy my van (if it was for sale) unless they had actually viewed the thing. If someone started contacting me and offering to buy it without seeing it then alarm bells would sound!

I would've given him the benefit of the doubt tt. American Marines just can't wait to get to Towyn you know! There's loads of 'em round the market on a Saturday...er no,that's cowboys I'm thinking of lol.

Well done, I suspect somebody got a bargain though, guess that's the problem when you sell privately or through the park when the van is still relatively new.

im sure for £15000 a dealer would give you that , that is a lot of van for £15000 , if the site fees where not so high i would deff be intrested , why don`t you let it out to cover its fees, people would be knocking your door down for that van
