I thought it would be useful to have a thread where we share how much we pay for ground rent at our parks.

This will help new owners find a park within their budget and maybe help out if you looking to move parks.

Please post the name of your park, where it is and the operator.

Would it also help if people listed facilities as well just so you can make a better judgement on the ground rent?

We're at Allerton Park near Knaresborough and the ground for the year is £1449, this does not include rates (approx £500).

The site is small and nothing there but a play area, toilets/showers plus loads of wildlife (squirrels, peacocks and rabbits), just how we like it :). Close to York, Knaresborough and Harrogate.

Our site is open 11 months of the year. (Feb to Jan)

We are at Primrose Valley - Haven

We have a pitch in the quiet area of the site and pay extra for that.

£4000 per year - for this we just get 10 passes, 10% discount off all and various offers.

Here at Saundersfoot Bay Leisure Park we charge £1813 this year. That includes water & sewage and VAT. Rates are approx £120. We have a launderette on park and a woodland walk down to the beach. We don't have clubs and pools etc as we prefer to concentrate on the gardens and peace and quiet. As we are situated between Tenby and Saundersfoot there are plenty of things for our owners to do within a short distance. If we decided to have a clubhouse with entertainment etc i'd be lynched! Well maybe not, but i'd lose half of my owners.

What I'll do is link them into listings on our sister site GoCaravanParks (http://www.gocaravanparks.com) if they have a listing so full details can be seen easily.

Although if people want to add them to their post feel free, the more info the better.

Asking us to disclose what we pay in ground rent is prying a little too much I believe as it’s something that should remain private. I certainly would never disclose how much our ground rents are but I will say they are reasonable!

If you’ve selected a park and require addition information then don’t hesitate to enquire at that park as the ground rent will usually vary depending on where your caravan is situated on site.

We don't wish to disclose how much we actually pay as we hire out our caravan on the Haven Holiday Park at Caister-on-Sea and would rather keep this private so we can offer very reasonable rates to potential guests. Rents vary from plot to plot and some include electric and/or water - some include passes for pool and entertainment and some don't have any facilities.

We also own a private caravan on a private site which we like to escape to several times during the season.

Ah, I see! I understand that. We don't allow our owners to sub-let and all pitches are the same price, that's probably why I was confused.:o

Well i'm not bothered about who knows how much we pay.I also rent out our caravan.
We are at Presthaven Sands(haven) North Wales and we pay £3760(an extra £500 than the previous owners would of been paying this year,as we bought it from them privately and not through haven).That doesn't include rates(approx £310) or gas and electric.
I think its great that we share this info,it definately would of helped us if we were buying elsewhere x:)

That was my aim when first posting. I personally couldn't see a problem but understand others may want to keep it private.

Maybe if you have a deal and don't want to say what you pay maybe just post what the normal rate is.

As stated this would be easy to obtain with a phone call or email so we are just really providing a service to new owners.

Even people who rent a van from you can find out your ground rent, they rent your van because they want too.

People are fully aware that you are making money, why else would you do it.

Someone where I worked thought they'd get my van cheap, all I did was break down ground rent, and my monthy payment and told them thats the price, plus a bit extra for me to cover gas and elec, and it wasn't as cheap as they thought.

We can all afford to have our vans or we wouldn't have them, whether ground rent is £1k or £6k we decide what we want to pay.

How do guests find out what the owner pays in ground rent if the rent varies from plot to plot and the owner may or may not have a deal with the park?

We pay 2200 up at Amble Links, then we have elec,gas and insurance on top of that....works out abot 2600 a year......

thats not bad at allerton park to say its open 11months, i worked on a site up in scotland and rent was £1100 and was open 12months...

They may not find out exactly, but just go into OE say you wish to buy, and they'll tell you ground rent of that area.

yes, people who have vans for years will pay less but gives a near enough idea.

On our area of park we pay £2180 for this season plus rates/insurance which are approx £500, add to this the electric which is charged at end of year & gas bottles as they are used.
With odd charges like the annual gas test, ramtech alarm, drain downs etc...
We allow approx £3,500 as annual costs associated with using the caravan.
We purchased our van in 2006 which means people buying on same site this year will of course pay more, our neighbour who has had a van onsite since 2003 pays a little less than us. Its easy to find out from reception.
Overall fees vary by which part of the park you are on, i think theres around six different area prices, all info will be given out by OE if you ring or speak to them in person.
I guess you could ring head office to get a listing of all BL Haven park site fees if that bothered.

Just had a look at the 'butlins skegness caravan' site(haven't got a clue how i found it!) and i was really surprised that butlins charge so much less than haven!
It says they charge £2595 a year and they estimate the running costs to be approx £3600-£3800.
I've been to both places and i would say that the facilities are far better at butlins.I am really surprised:confused:

We are on Thorpe Park, Cleethorpes, a Haven site. Our pitch is one of the less expensive ones at £2850. (I think they go up to about £4000 depending on where the pitch is - sea view or near the;) golf course etc).

As it's our first year I'm not sure what our other costs will be for the season regarding insurance, rates and fuel costs. If anyone has an approximate figure it would be useful.

HI Darren, Just to let you know our site fees for 2010 are=£2107 if payed by the 1st of December if not it is £100 more.site insurance is £260.
The site is at Aldbrough on the east coast (I think you know it),
It is called "Aldbrough caravan park" and is well signed,
we have a club house and shop and a laundrette and we have use of 5 fishing lakes! :)

does this site allow kids ?
just wounderd as i heard if people live in them for all the 12 months it is classed as a 2nd dwelling there for council tax must be paid ?

At the Willows in Withernsea we paid £1720 in 2009 (have not had 2010 invoice yet). This includes rates but not gas or electric. It is possible to sublet but we do not. There is a small and basic clubhouse with Saturday entertainment in the high season, a childrens play area, shower facilities for tourers, a fishing lake and pitch and put course. Superior plots are available with hard standing parking I think this was about £2200 for 2009. The site is privately owned.

Hi Susan,
Yes it is on the east coast,And yes they have a 12 month licence for a holiday park, so it is a holiday caravan park and not a residential site,you do not have to vacate the site for a closure period,but you must have a postal address and be on the electrol role at that address and be able to prove it.
Yes they do have children on site and there is a play area on site for them,the site also has a park for tourers

Hi,

My ground rent is paid over 8 months from March to October and was £2000 in 2009. It is a lovely very well kept site (5*) with good amenities and friendly helpfull staff.

Just got our invoice for 2010 its £1600 plus an extra £300 if you want to sublet which we will prob do even though we are only renting it out for about 5 weeks to cover the fees its still worth it. No other fees on top of that except the electric bill which we shocked to see was only £16 for 6 months! They do allow you to pay over 4 months to for a fee on £25 which is helpful finding £400 is a lot easier that finding the whole lot although the first month will be £720 which is subletting fee and electric also so we are on toast and beans for the next 2 months!! :D

Our site is Burghead beach bout 6 miles from Elgin all plots are the same price no club or shop they are all available in the village 5 mins walk away so site is just beach one side and forest the other its lovely. Open 11 months just closed mid Jan to mid Feb.
