Hi everyone,
My grandparents have a static caravan on a campsite and wish to sell it. The site owner says that the caravan has to be re-sold through them (they brought van and pitch from same site)
Havent there been new laws passed recetnly that allow you to sell your static caravan privately instead of through the site?
Another old couple had to sell through this site owner and they sold for £10,000, the next day the chap had it up for sale at its market value of £20,000.
i just dont want my grandparents fleeced.
Does anyone know where I can find the nes or any old legislation pertaining to the sale of these static caravans?

This is generally park specific, but in my experience this is the parks salespeople taking advantage of the caravan owners.
If it is a private sale to someone who is not already on the park then the park cannot stop it, they will take a commission of 15% in this case which is because they arent getting the pitch back to sell.
If ythe private sale is to someone already on the park, then it will have to go through the park and they will probably take as much as they can get.
If you sell to a trader you will get book price, which wont be far from what the park will buy it for.
If you want a quick sale, then traders/parks are the places to sell. If you want better money back, then ask the admin person at the park sales office for a private sale form and advertise privately. Remember when selling to take into account all the costs that potential buyers will incur, so that you price correctly.

hi joe i think you maybe right there about a new law as our sites suddenly started to let us sell privately and there bloomin greedy

I think commision amounts to approx 10% then add VAT (at least thats reduced!).
You have to offer the van to the site first which they wont want (but its a formality).
Find a private buyer but go through the site office to do all paperwork etc.
If you are lucky to sell offsite to a private buyer & get good money you will be doing well.
My best bet if i were selling would be to a trader, they give a reasonable price & save all the hassle.
I guess your family have had their enjoyment of the van for a few years, whats worse is when an owner has only recently purchased a van & has to sell because of changing circumstances ie lost job. When this happens its a shock to find the van is worth less than the finance that is (probably) owed on the van.
Its not unreasonable to see a van sold for say £10k then marked up for £20k as this will inc vat, sites fees, connection plus of course the site is running a bussiness to make a profit....salesmen dont come cheap :(
