Hi all,
First time here so need some help! I would like buy a static caravanfor use n my own land/private use /own rental? It would have own water/electric etc. Do I need planning permission? I have read on ebay that a 32 ft x 8 ft van does not need planning permission? I guess I would be looking at similar 2? -32? ft x 8ft as i will have access problems due to a restricted entrance at the area I live in/ shared private road that has stone entrance pillars! Help!

Hi all I can offer is that many councils view static caravans as a temporary building and as such this does not always require planning permission, however it may be worth while speaking to your local council over the phone, don`t give them too many details of who you to start with, and just ask the question. It can`t hurt and then you have got a definate answer.

Hi, I have today spoken to my local council. THey wanted to know which area I was in before they could tell me if permission for a static was required!
In general they said that if builders working on my site were living in it they would need to know and permission "possibly"would be required! If I was living in it on my own land to renovate my house and it was for a short period of time-3 months no permission would be required. But hey I want to rent it out on a long term basis and it will not effect any neighbours/ visitors to my house, can anyone help me on this? I was also told today by a local caravan site that if it did not have a cooker in it , that would be differnet? Gosh are there no straight forward planning rules?

If permission isnt granted then you wont be able to get a license, if you dont ask for permission though, you may not need it.

You will need a Caravan Site Licence in order to be able to let, it is written permission from the Local Authority to station caravans intended for habitation on any land.
The Licence is enforced for the protection of public health and to ensure that health and safety requirements are met; for example ensuring that fire precautions are adequate and that any shared facilities are sufficient and accessible. Contact the Public Health and Housing team of the Council who will send you the necessary forms. The license itself is free. Once you apply an inspector will come and see the site to determine whether it is suitable or not.

Not sure about which one you should go for first as its going to be let on private land.
If it were me in the situation id probably try and get the license first just because its free!

Whether or not planning permission would be required would depend on the PD (permitted deveopment) of the site or building. Providing its under the size of your PD allowance which vary's from building to building anf it is close enough to the building on the site it shouldn't be needed. Most councils will let you fill in a householder enquiry form which should tell you.

My understanding is that you are allowed to station one caravan on your property provided it is for the "enhancement of your enjoyment of the property" - you can use it for storage, office, playroom, even for putting-up visitors. What you definitely cannot do without planning permission is rent it out - I suspect that JamieSYC is also right in that you would need a Caravn Site License
