Default *Priced to sell* Cosalt Torbay Super 2003

After the winter we are now putting this back up for sale, has been professionally drained over the winter and will be ready to be connected for the new owner along with gas safety certificate.

We have decided to sell our lovely Cosalt Torbay Super 2003 37 x 12 static caravan. The reason for sale is due to a new baby and we simply will not have time to use it. I have attached pictures showing the caravan and below have explained the layout and all about the park. The caravan is currently sited on Craggwood Caravan park (http://www.craggwoodcaravanpark.co.uk/) which is located in Ramshaw near Country Durham. This park is a lovely area which is popular with both families and older couples, I have expanded on the park below.

The Caravan
The caravan has panel heating in most rooms and is double glazed, it has 2 doors, 1 of which we have installed steps. The caravan is in excellent condition for its age. Externally there is a patio area and also a grassed area for parking or for further extension. The electricity is on a pre-payment meter of which there are cards available from the onsite shop. The gas bottles are purchased on-site, however we are including 1 un-used and 1 which has around half left. I have attached a layout of the caravan.

Lounge Area
This consists of an L shaped sofa which also folds out into a double bed, above which there are storage lockers. There is a small table present and it has a gas fire for those cosy winter nights. We have had a satellite installed and all you need is a free sat box or Sky box. This area is carpeted.

Kitchen / Dinning Area
In one area there is a C shaped sofa which has a table in front and this area is carpeted. The kitchen has a cushioned floor with ample kitchen cupboards and has an gas oven and hob with extractor fan, fridge with an ice compartment, kettle, toaster and microwave.

Twin Room
This room has twin beds with mattresses, storage above the beds and a wardrobe in the room for further storage. Again this room is carpeted.

W/C
Opposite the twin room is a small toilet with toilet, wash basin and panel heater in. This also has cushioned flooring.

Shower Room
This room consists of a basin with a unit underneath and mirror above, there is then a shower cubicle and storage next to the shower. This area is carpeted with a panel heater on the wall.

Master Bedroom (With En-Suite)
There is a double bed with a mattress, dressing table, 2 wardrobes and a panel heater on the wall. The en-suite has a toilet with basin and panel heater. Both rooms are carpeted.

The Site
As stated above the caravan site is located in Ramshaw, near Country Durham. Here is how the park describes itself on the website –
“Craggwood is situated in the little village of Ramshaw/Evenwood which has a nice friendly country pubs & shops. Ramshaw is in the beautiful countryside of Teesdale and just a short drive from Barnard castle.
The park is approximately 60 acres with woodlands for those long country walks and nearly a mile of river for the keen fisherman. We are only a short drive from the Yorkshire and the lake district boarders with lots of attractions in the area like Bowes museum and Raby castle just to mention a few.

All the caravans on the park are privately owned so everyone on the park have lovely gardens and patio areas around their caravans.
On the park there is a shop, two play areas a football field trout fishing a large wood and a visitors parking area and adjacent to the park there is horse riding and a Pub/Restaurant so while the kids are playing all you have to do is lay back and relax.”

The park also has a tourer site, which when we have been there has always been busy. The site is very up and coming and is having improvements done all the time. They have recently built a club house which is getting fitted out soon and the park is always clean and tidy. There is an on-site shop, 2 pubs nearby and a Tesco and Sainsbury’s are about 20 minute drive away.

Rules on site are quite lax, there is no maximum age, once the caravan hits fifteen years the owners will assess the situation each year after that. When we bought the caravan the owner stated some caravans on-site are nearly 20 years old. They do require cladding to be installed below the caravan, which will need to be done by the end of the 2013 season, the site owners can do this for 600 or the materials can be purchased from them for 100 plus wood from elsewhere. We cannot fault the owners in anyway and they are always helpful and easily contactable.

We have spent roughly 1000 on this caravan and the price we are asking is 6,999.For this you will get everything listed above, so the caravan is ready to move into, along with 20 credit on the electricity meter. This price includes the fee’s to transfer the caravan into your name and keep it onsite. If you wish to purchase this caravan to store offsite, then please contact me and I can advise on the price as this would be lower, however you would need to arrange transport.

I love the name Torbay it reminds me of that lovely area that we have spent many happy times in.Good luck in selling your van.

try advertising it on edit by Darren- No links to other caravan forum please forum, nearly everyone on here already owns a static ,what you want is fresh meat ,on the other forum there is hundreds of people with touring caravans on seasonal pitches who may be tempted to move over ,good luck

This is priced to sell as we are looking to move house and will need this for a deposit. We are even paying the transfer fee's to the new owner.
