Default Advice re Habitation check on static

Morning all. A quick question.

We're changing from owning a motorhome to, hopefully, buying a static in West Wales. Do static owners have checks done annually similar to habitation checks on motorhomes/caravans ?

If so, if we decide to offer to buy a static, should we then expect the seller to have documentation to show the checks have been done ?

And would you have your own done anyway ?

Hi John, to the forum and possibly to static ownership.
Usually caravan sites require an annual gas test and a three year electricity test. There should be a test certificate for the gas test by the boiler and the electric test certificate should be beside or on the main supply box, usually in the wardrobe in the main bedroom.
A PAT test certificate would only be required if the caravan is to be let out.

A habitation certificate isn't necessary and I don't think all parks require a new electricity certificate every three years. Although it may be advisable to have one and I would always have a gas certificate.

If you don't let you don't have to have anything although most people have an annual gas test

The requirement and intervals for an electrical or gas safe test will be a condition of your chosen site, check with them what you need, on a Bourne Leisure/Haven site its e yearly for electrical and annually for a gas check, doesnt matter if you let or not, if did let, then we would also need to provide a PAT test for all toasters/kettles etc, best ask.

It is a requirement under our contract that we must have annual gas and 3 year electric tests.
